Flooding from a failed tank: what to do before we arrive
A tank that has rusted through does not usually stop on its own. The water keeps coming until the supply is closed, so the shutoff on the cold line is the single most useful thing you can touch. It is normally a lever or round handle on the pipe entering the top of the heater.
- Close the cold water valve above the heater. If it will not turn, close the main shutoff for the house.
- Turn the breaker off for an electric heater, or set the gas control to off for a gas one.
- Do not step into standing water near outlets or a panel. Cut power to that area first if you can reach the breaker safely.
- Move stored boxes, rugs and electronics off the floor, then take photos for your insurance claim.
Gas smell or a flooded panel
With a gas smell, get everyone outside and phone the gas utility or 911 from there. If water has reached the electrical panel, stay away and call 911. A plumber cannot work in either situation until it is made safe.
Is the tank really finished? Signs that point to replacement
Not every leaking heater needs to be replaced. A drip at a fitting or a relief valve is a repair, and we say so. Water from the bottom of the tank, a seam on the jacket or a rust-colored puddle usually means the steel tank has failed, and nothing fits over that.
Other signs add up over time. Repeated repairs on the same unit, rusty hot water at every tap, loud popping from sediment, and a unit that cannot keep up anymore all push the decision toward a new heater. If you are on the edge, a straight repair assessment will separate a part failure from a tank failure.
Gas, electric or heat pump: picking the new heater
Most Winslow replacements stay with the same fuel, because switching changes the venting, the gas line or the electrical circuit. A swap to the same fuel and a similar size is the simplest job. A change in fuel, location or capacity is a bigger project and belongs on the planned side of the ledger.
| Option | What the swap involves | Worth knowing |
|---|---|---|
| Gas storage tank | Gas connection, vent to the flue, relief discharge line | Venting and combustion air must suit the new unit |
| Electric storage tank | Dedicated circuit, disconnect, relief discharge line | Simplest like-for-like swap in most homes |
| Heat pump water heater | Electric supply, condensate drain, air space and clearance | Needs a suitable room, covered in the next section |
| Tankless | New venting or power, often a gas line upgrade | A different project, see our tankless page |
A heat pump water heater moves heat from the surrounding air into the tank instead of making heat directly. The U.S. Department of Energy says it can be two to three times more energy efficient than a conventional electric resistance heater.
It needs a space that stays between 40 and 90 degrees Fahrenheit year-round and at least 1,000 cubic feet of air around it, and it cools the room it sits in.
That space rule matters in practice. A heat pump unit fits a roomy basement or garage better than a small closet in a Sicklerville 08081 townhouse.
We look at where the old heater sits and tell you honestly whether a heat pump model is a fit. For homeowners who want to weigh a tankless unit instead, the tankless page covers that.

Code, permits and what the Construction Office decides
The state plumbing code is the 2021 National Standard Plumbing Code Illustrated, adopted at N.J.A.C. 5:23-3.15. A master plumber, an authorized plumbing contractor or their W-2 employees must do the work. License numbers have to appear on vehicles and advertising, so ask for one and look it up with the State Board of Examiners of Master Plumbers at njconsumeraffairs.gov/plu.
Whether a swap needs a permit is the Township's decision, not ours. The Construction Office sits in the Department of Community Services at 609-567-0700 option 5, and plumbing inspections run Tuesday to Thursday mornings. Permit rules vary, so a call before a bigger change saves delay.
In practice, a replacement also brings the surrounding parts up for review: the relief valve and its discharge line, the shutoff valves, the flex connectors and, in some homes, an expansion tank. We cover that in more depth on the planned installation page, since those choices matter most when the job is not an emergency.
How an emergency replacement goes, step by step
Stop the water
We confirm the supply is closed and the power or gas is off, then drain what is left in the tank.
Choose the unit
You hear the options that fit your fuel, space and hot water use, with a clear price before work starts.
Swap and reconnect
We set the new heater, make new supply and gas or electrical connections, and run the relief valve discharge line.
Fill, test, show you
We fill the tank, purge air, check every joint for leaks, light or energize the heater and confirm hot water at a tap.
What moves the price of a water heater replacement
No two swaps match, so we do not publish one price. You get a single number for your house before we start.
Home policies usually respond to sudden, accidental loss rather than wear. A flood from a failed tank may be handled differently from a slow seep, and the heater itself is generally yours to replace. Check with your carrier before filing.
What to know about replacing a heater in Winslow
According to the Department of Municipal Utilities, Winslow's water comes from township wells and from New Jersey American Water through an interconnection. The report carries no hardness figure, so test your tap and request the annual water quality report at 609-567-0700.
If the water proves mineral-heavy, weigh that when you compare tank warranties, because sediment settles in a new tank just as in an old one.
Levitt and Sons built thousands of Sicklerville homes in the 1970s, among them the Winslow Crossing neighborhoods near 08081.
A heater there may be a second or third replacement, but valves and pipes around it can match the age of the house. We test those before reconnecting, because a seized shutoff is what stretches a short swap into a long one.
We replace heaters across Cedar Brook 08018, Winslow 08095 and Atco 08004, and in eastern Winslow where mail uses the Hammonton 08037 post office. Our reach also takes in nearby Hammonton. If the old tank leaked for a while, a leak detection check can show whether water went elsewhere.
A note on boilers and tank-type combination units
We replace gas and electric storage heaters, and we can help with heat pump water heaters. A heating boiler that also makes your hot water is a different trade, and boilers are outside what this page covers. If you are unsure what you have, describe it when you call.
Water Heater Replacement questions in Winslow, NJ
Yes. Dispatch is 24/7 on nights, weekends and holidays. Call (609) 547-1417, give us the fuel type and say whether water is on the floor, and we book the next opening. Keep the supply valve shut and the fuel or power off until we get there.
Often, if the room allows. The U.S. Department of Energy lists a 40 to 90 degree Fahrenheit year-round range and at least 1,000 cubic feet of surrounding air as requirements. We look at the location and say honestly whether it fits.
Permit rules vary by job, and the Construction Office makes the call. Use 609-567-0700, option 5, or construction@winslowtownship.com, and ask before a fuel switch. Also ask your plumber who pulls the permit.
New Jersey's plumbing subcode is the 2021 National Standard Plumbing Code Illustrated. Local inspectors enforce it, and the inspector has the final say on whether your install passes.
If water is coming from the tank body, replace it. If it is coming from a fitting or valve, repair is often possible. We find the source first so you are not paying for a new heater you do not need.
Usually not for the heater itself, since policies tend to cover sudden loss and not wear. Damage from a sudden failure may be treated differently. Ask your carrier, and keep photos and the old unit's data plate.
Ask for the plumbing license number, which has to appear on vehicles and advertising. Then look it up with the State Board of Examiners of Master Plumbers before work starts.
